Existing Home Sales and Median Prices
Chart of the Week for February 26, 2016 - March 3, 2016
The National Association of Realtors ("NAR") reports several housing statistics on a monthly basis, including existing home sales and the median price paid in those sales. Economists consider housing data to be an important measure of overall economic health. The chart above shows the number of sales per month and the median price recorded for January 2014 through January 2016.
Generally low mortgage rates and an improving job market have led to increased demand for housing as shown above. The two-year increase for existing home sales was 17.1% and the median existing home price increased by 13.8%. The median price peaked in June 2015 before declining in the second half of the year. The number of sales reached a high in July 2015, which was almost matched in January 2016, following a decline that lasted into November. The large drop in sales in November 2015 was considered an anomaly due to new regulations, which may have delayed the closing of sale transactions.
