S&P/Case-Shiller 20-City Home Price Index
Chart of the Week for April 1, 2016 - April 7, 2016
Existing home prices, as measured by the S&P/Case Shiller U.S. 20-City Composite Index ("Index"), rose 0.8% in January 2016 compared to December 2015, and have increased 5.8% on a year-over-year basis. The Index measures U.S. residential real estate prices and is one of 23 separate housing indexes reported by S&P/Case Shiller monthly - 20 metropolitan statistical areas and three composite indices (National; 10-City and 20-City).
As noted in the chart above, prices have generally increased over the past 5 years, and the index is up 30.2% from its level in January 2011. Over the five-year period, the U.S. economy has generally been improving, and stronger U.S. job growth has increased demand for housing. While the five-year trend has been strong, the index is still 11.6% below its peak from April 2006.
