U.S. New Residential Construction
Chart of the Week for December 21, 2018 - December 27, 2018
The U.S. Census Bureau provides monthly statistics on New Residential Construction (also know as Housing Starts) on a monthly basis. The data is pulled from surveys of local permit issuing authorities as well as homebuilders. The chart above shows the number of units (in thousands) for November 2017 through November 2018.
Housing Starts for November 2018 were up 3.2% over the October 2018 number, but were down 3.6% from November 2017. Breaking down Housing Starts: Single-family starts were down 4.6% in November 2018, but multi-family starts increased by 22.4%. Economists have noted that increasing mortgage rates and higher prices for finished homes have hampered housing starts, as demand has fallen and inventories have increased. Economists see the growth in multi-family starts as positive, and believe that stronger household incomes combined with a leveling of mortgage rates going forward should contribute to stabilizing housing starts over the near term.
