Chart of the Week for February 22, 2019 - February 28, 2019
The National Association of Home Builders (NAHB) publishes a monthly index derived from a survey of home builders, also known as Homebuilder Sentiment. The builders are asked to rate current sales of single-family homes, sales expectations for the next six months, and rate of traffic of prospective buyers. An index value over 50 indicates that builders see sales conditions as good. The chart above shows Homebuilder Sentiment from February 2018 through February 2019.
February's Homebuilder Sentiment of 62 was above consensus expectations and was the third consecutive month of growth. Builders noted increases in sales, buyer traffic, and future expectations. Homebuilder Sentiment dipped as low as 56 in December 2018, which was the lowest value since May 2015, as concerns about rising interest rates impacted the housing industry. Economists noted a combination of lower mortgage rates, continued strong job growth, and rising wages have helped Homebuilder Sentiment recover so far in 2019. Economists also noted Homebuilder Sentiment for current and expected sales were nearly 20 points above 50 and considered that a positive indicator for housing in the near future.
